The house was built by Jonas Yoder Custom Homes, completed in 2022 with a $300/sf cost for the area under roof. The project construction was contracted in late 2021.
The small house has 1,525 SF conditioned space exclusive of covered outdoor areas, and 1,854 SF total area under roof.
The plan is organized to have a street and park facing home office accessible to clients with the living areas and primary bedroom open to the screened lanai and pool in the rear.
The house includes an accessory dwelling unit (ADU) as allowed by the DTN zoning to reduce setbacks and increase buildable area for the narrow urban lot.
Two of the three bedrooms include murphy beds to make them multi-functional spaces.
The house includes a walk-up attic to provide easily accessible storage necessary for a full-time residence.
The truss framed roof cantilevers over the driveway to serve as a two vehicle carport.
Visitors report disbelief at the meager square footage and modest cost; they assume it's much larger on both counts.
In my mind the main reason to work with an Architect, even on small projects, is to have the design add value, making the whole greater than the sum of the parts. We’d like to think the design for our small house exemplifies that added value.
